Protecting Your Investment Property

The best way to protect your Atlanta investment property is by hiring an experienced property manager who knows how to take care of it and manage all of the tenant issues, maintenance issues and legal issues that are required. While there are more than three things that are necessary in the successful protection of your investment, these specific items need to be top on your list, or your property manager’s list.

Containing Water

Water is your home’s biggest enemy. It’s very important to do whatever you can to keep water away from your house. A property manager should do this for you in a number of different ways.

First, it’s important to keep your gutters in good shape. Rain gutters should be cleaned out and functional. Here’s an example of what we do at DKRentals: We  send an  email to all our property owners every Fall and we offer to clean and inspect the property gutters. This ensures water is flowing away from the property.

Second, it’s necessary to keep an eye on the property and conduct routine inspections. During those inspections, be sure to check for water that might be entering the home. Look for any places that water might be leaking. If you find puddles, those puddles are usually an indicator that there’s a pipe or something leaking and it needs immediate attention.

Maintaining the HVAC

The mechanical systems in your house will usually be the most costly repairs you have to make. Always be sure your heating and cooling systems are in good working order.

You don’t want to wait for a system to break. Service them once or twice a year to make sure the heat and the air conditioning are functional. It’s always cheaper to send an HVAC technician out to check the system than it is to call them for an emergency repair. At DKRentals we will send technicians to look at 100 systems or more seasonally, so we are able to negotiate the best possible prices. These savings are pass on to the property owner.

Strong Lease

A property manager needs to protect your investment home with a solid lease. It’s very important that you use a lease written for the state of Georgia by someone who is intimately familiar with Georgia Tenancy Laws. We recommend the GAR lease, which comes from the Georgia Association of Realtors. This has been written by lawyers and proven against all tenancy laws. This assures you that if you do have to go to court; your lease will stand up because it’s accurate and compliant.

Your lease should protect you as the owner of the property. The worst thing you can do is to go to Office Depot or somewhere similar and just buy a generic lease. It won’t protect you or your property, and it probably won’t be enforceable in Georgia. DKRentals.net offers professional property mangement services in Atlanta.

These three simple things are examples of what you should require of your property manager when you task them with protecting and caring for your investment.
